As a member of the Real Estate and Public Finance practice group, Hillary Bean Schumaker guides clients throughout the country in real estate transactions of all sizes. She focuses on retail, office and industrial leasing, real estate financing and development and the purchase and sale of commercial property.

For landlords and tenants, Hillary negotiates and drafts leases and related agreements. She coordinates leasing objectives with overall design, development and management plans for the building or project. This includes the negotiation of commission/listing agreements, management agreements, development agreements, work letters and loan documentation.

Working with brokers and tenants, Hillary also aids with expansions into new space. Her leasing experience includes the representation of a tenant in the negotiation of an office lease for over 130,000 square feet and the representation of a tenant in the negotiation of a build-to-suit lease for a 183,000 square foot manufacturing/warehousing facility.

Hillary is skilled in all areas of land use, development, construction, finance and leasing issues relating to build-to-suit and design-build projects. Her acuity of client requirements combined with knowledge of the market and economic environment help ensure transactions are structured to minimize risks.

Representing developers, Hillary counsels in the acquisition and disposition of commercial properties. She conducts land use due diligence for properties including office buildings, retail centers, warehouses, manufacturing facilities, industrial and flex/office and mixed-use projects.

Background

Hillary was a summer associate with the firm during law school. Prior to joining the firm full-time, she was an associate in the Finance and Real Estate Group of Dechert LLP in New York where she represented large investment and commercial banks in commercial mortgage backed security loans.
