Mary Machon is a member of the firm’s Real Estate practice group counseling local and national owners, users, investors, developers and bank and non-bank lenders in a wide variety of real estate and banking matters.

Serving as outside real estate counsel for two large organizations, Mary assists with large purchases and sales, leases and subleases and various other land use issues. Daily, she advises businesses in the management of their real estate portfolios, including advice regarding acquisitions, dispositions, leasing and subleasing, zoning matters and lending/borrowing issues.

For purchasers and sellers of real estate, Mary guides in the negotiation and drafting of purchase and sale agreements, overseeing due diligence and coordinating settlement. She acts as lead counsel to landlords and tenants of office, industrial, warehouse and retail properties; negotiating and drafting lease agreements, related construction build-out contracts and resolving landlord-tenant disputes.

Mary works with a publicly-traded REIT in the acquisitions and dispositions of flex properties and the lease-up of such sites. For a national land conservancy organization, she manages the acquisition of land which is then donated to governmental or quasi-governmental agencies to promote conservancy.

To make projects feasible for developers, lenders and investors working on development projects, Mary designs financings. She has been involved in numerous projects involving public finance incentives such as tax increment financing and transportation development districts, as well as projects using tax credits and other development incentives.

In addition, Mary counsels clients on various corporate issues, including entity formation and general commercial contracting matters.

Mary negotiated, drafted and revised pertinent lease documents in the relocation of the firm’s headquarters. She has served on the firm’s Hiring Committee and is involved in the Professional Advancement of Women (PAW) program.
