AT Academy: Co-op and Condo Virtual Law Series – Agreements with Contractors

Every cooperative and condominium is required to hire a contractor at one point or another. Under the Façade Inspection & Safety Program (FISP), formerly Local Law 11, an exterior contractor is typically hired every five years, but there are many others a Board will need to hire. These include those who provide elevator repairs or improvements, lobby and hallway renovations, sidewalk repairs, etc. – that might require more frequent service or agreements. There are potential pitfalls in every agreement and careful attention must be paid before signing. The panel, including an engineer, will recommend how best to address many of these problems.
