Favorable Settlement for Residents in Protracted Condominium Dispute
Represented six residents of the Biscayne 21 condominium in a dispute with Two Roads Development over the termination and demolition of the 61-year-old tower building on Biscayne Bay in Miami. The developer had already terminated the condominium and begun demolition efforts when the holdout residents hired Armstrong Teasdale to file suit, arguing the developer illegally lowered the required approval threshold for terminating the condo association. After Florida’s Third District Court of Appeal ruled in the residents’ favor, the Florida Supreme Court rejected the developer’s appeal in October 2025. On remand, the Miami-Dade Circuit Court declared the termination invalid and ordered the developer to restore the condominium and the residents’ units to their original condition. Following the Circuit Court order, the developer reached a settlement with the residents.

Complete Defense Victory for Business Founder in Eight-Figure Jury Trial
Successfully defended the co-founder of a company created to operate and manage Padel clubs in a protracted dispute with a business partner who sought more than $12.6 million in damages. The plaintiff’s claims included fraudulent misrepresentation, negligent misrepresentation, fraud in the inducement, breach of fiduciary duty, aiding and abetting breach of fiduciary duty, fraudulent concealment, and conspiracy to commit fraud. The defense team successfully moved to strike the plaintiff’s purported expert under Daubert, leaving him without a testifying damages expert at trial. Following a 10-day trial, the jury deliberated for less than five hours before rejecting all of the plaintiff’s claims.
Summary Judgment Reversed on Appeal
Secured reversal of trial court’s summary judgment and final judgment in Florida’s Sixth District Court of Appeal on the client’s claims for tortious interference with a contract, tortious interference with a business relationship, and aiding and abetting breach of fiduciary duty. The Court found that there was sufficient evidence before the trial court from which a rational jury could have inferred inducement of a breach of the client’s contract and business relationship and as to proximate causation, which precluded summary judgment.

Final Judgment for Condo Association on Trespass Claims
Defended a condominium association against claims it trespassed on neighboring property by installing wells for its HVAC system. Florida’s Third District Court of Appeal affirmed the trial court’s judgment following a bench trial with no oral argument.

Summary Judgment in Consumer Trade Case Affirmed on Appeal
Represented a home services financing company against claims for violations of Florida’s Deceptive and Unfair Trade Practices Act and Florida Consumer Collection Practices Act. The Florida Sixth District Court of Appeal affirmed the trial court’s order granting full summary judgment in favor of the client and award of appellate attorney’s fees.

In representation of the largest family-owned provider of high-quality commercial janitorial services in the United States, successfully defeated claim in arbitration for constructive termination by its former chief Human Resources Officer, and obtained judgment in excess of $275,000 including attorney’s fees and costs against the former employee on counterclaim for breach of promissory note.
Extracted Nursing Home Operator from $11 Million Fraudulent Transfer Claim Against Former Operator
Represented new operator of a nursing home facility that was brought into proceedings supplementary under claims of fraudulent transfer by a plaintiff/judgment creditor in an attempt to collect over $11 million as part of a judgment against the old operator of the facility. Successfully negotiated a settlement in which the new operator was dismissed without paying anything.

Representation of Large Florida Health Care Business Against Private Equity Firm
Represented a large Florida-based health care business against a private equity firm in a matter alleging breach of contract after the sale of the business. The purchase agreement included a true-up provision worth approximately $30 million which the buyer failed to pay, and the matter ultimately settled favorably for our client.
Representation of Commercial Condominium Owner Against Association for Failing to Maintain Property
Represented the owner of commercial condominium space in the historical Hollywood Beach Resort. The condominium association failed to maintain the property and as such the owner is unable to rent or lease the commercial space, and filed suit for breach of declaration.

Represented a commercial condominium association against a neighboring development for trespassing and negligence, including issues related to blocking an easement and property damage. The case was settled favorably for our client after the first day of trial.
Secured $4.4 Million Judgment for International Membership Club in Construction Defect Case
Led a litigation team during non-jury trial resulting in a $4.4 million judgment for client, the largest operator of membership warehouse clubs servicing Latin America (Central America, the Caribbean and Colombia), related to a defective concrete slab floor in their 300,000-square-foot warehouse in Medley, Florida, which ultimately required complete removal and replacement of the floor.

Represent the condominium associations for two of three buildings in a 22-acre gated complex on Biscayne Bay. Filed suit against a developer in 2016 wanting to develop two additional high-rises in the complex for violation of agreements and easements, as well as inconsistency with the master plans of Miami-Dade County.
Secured $26 Million Jury Verdict for Developer
Led a litigation team to secure a $26 million jury verdict for client and developer in a protracted case brought by an adversarial homeowners’ association fighting to stop the development of a luxury condominium project in Aventura’s Dumfoundling Bay. The case won recognition as No. 7 in the “Top 10 Verdicts in Florida” in 2018.
